The Science

A sound valuation should be based on systematic approaches to fact gathering and research. Accepted valuation methodology should be applied to the facts to develop a defensible analysis. A well documented valuation report should include information about the company and the subject business interest, the company's financial condition and earning capacity, and the industry in which it operates. But, the process goes much further.

 

The Art

Experience and insight, in addition to an in-depth understanding of valuation methodology, are necessary to reach the correct result. Recognizing and properly weighing the underlying components of value, taking into account all the issues at hand, are important elements of the art of valuation.

 

The Best Combination

The associates of the firm are a combination of current and former professors of economics and finance, as well as technology experts such as professors of civil engineering, electronic or mechanic technology. This active association with the academic community enables the members and associates of the firm to not only be familiar with the latest developments in their respective fields but also to draw on their own personal associations with leading authorities to assist clients with the latest methodologies. The Appraisal Associates’s principals are designated as Accredited Senior Appraisers (ASA) by the American Society of Appraisers. Our professional experience includes business valuations, fixed assets appraisal, corporate finance, financial consulting and strategic accounting. We have presented at various venues, including local association meetings and international valuation conferences, and have published numerous articles on valuation.

 

What is the appraisal process?
  • The appraisal process is an orderly and concise method of reaching an estimate of value. The process has six major steps which include:
    definition of the problem,
  • preliminary survey and appraisal plan,
  • data collection and analysis,
  • application of the three approaches to value,
  • reconciliations of value indications,
  • final estimate of defined value.


This process assists the appraiser in reaching a sound conclusion. The major phase of this process involves the application of the three approaches to value which include the Market Data Approach, the Cost Approach and Income Approach. The three approaches are reconciled and the value via most applicable approach, in the opinion of the appraiser, is selected as the final estimate of value.
